Question 1

Is it safe to buy land near the Mumbai Nagpur Samruddhi Mahamarg?

Accepted Answer

Only with a verified NMRDA layout sanction and release letter for Nagpur-end plots or NIT sanction for Nashik-end plots. Agricultural land marketed as corridor-adjacent without these documents is not safe to purchase, regardless of NA conversion status.

Question 2

What documents do I need before buying a plot near the Samruddhi corridor?

Accepted Answer

At minimum: 7/12 extract, NA order, NMRDA or NIT layout sanction, and the release letter for the specific plot. Without all four, the purchase carries legal risk. Bank loan eligibility requires all four documents from a sanctioned NMRDA layout.

Question 3

What is the Krushi Samruddhi Nagar project and is it ready?

Accepted Answer

MSRDC planned 19 Krushi Samruddhi Nagar townships at expressway nodes under MR & TP Act Section 113. Only 3 nodes in Buldhana, Wardha, and Aurangabad are confirmed operational. The remaining nodes are not notified. Verify any broker claim against the MSRDC township notification.

Question 4

What is the difference between an NA plot and an NMRDA plot near Nagpur?

Accepted Answer

NA conversion removes agricultural use restrictions but does not confirm layout sanction, infrastructure provision, or bank loan eligibility. NMRDA plots require full layout approval and a release letter. Banks finance only NMRDA or NIT-sanctioned layouts; Gram Panchayat and unsanctioned NA plots are ineligible.

Question 5

Which areas near the Samruddhi Mahamarg have the strongest investment case?

Accepted Answer

South Nagpur (Wardha Road, MIHAN, and Jamtha) has the deepest confirmed infrastructure across SEZ, airport, and metro. Nashik's Igatpuri gateway now benefits from the June 2025 final-stretch opening. Aurangabad carries the only confirmed mid-corridor MSRDC township node.

Question 6

Is agricultural land near the Samruddhi corridor safe to buy for future appreciation?

Accepted Answer

Not without a clear upgrade path. Agricultural A1 or A2 zone land under NMRDA Masterplan 2032 cannot receive a layout sanction without a formal zone change. Mid-corridor agricultural land between Washim and Jalna has no interchange access in most villages, which is the primary driver of post-completion appreciation.

Question 7

How do I verify the Release Letter status for a plot near Samruddhi Mahamarg?

Accepted Answer

The RL is issued by NMRDA after the developer completes layout development works and clears the mortgage on the land. Request the original RL document, verify the layout number at the NMRDA office in Nagpur, and cross-check the survey number against the sanctioned layout plan before registration.
