Question 1

What is the Nagpur Metropolitan Area Masterplan 2032 and which areas does it cover?

Accepted Answer

The Nagpur Metropolitan Area Masterplan 2032 governs land use across 3,567 sq km covering 721 villages in 9 tehsils of Nagpur District, administered by NMRDA under the MRTP Act, 1966, with the Nagpur Improvement Trust as the designated Special Planning Authority.

Question 2

What are the zone classifications under the Nagpur Metropolitan Area Masterplan 2032?

Accepted Answer

The plan classifies land into residential, commercial, industrial, Agriculture A1, Agriculture A2, public utility, recreation, transportation, defence, forest, and mines and quarries zones. Each zone carries specific Floor Space Index (FSI) limits and permitted uses under the NMRDA Development Control and Promotion Regulations 2018.

Question 3

What is the difference between an NMRDA plot and an NA plot in Nagpur?

Accepted Answer

NMRDA plots are sanctioned under the Masterplan 2032 with full layout approval, RL clearance, and infrastructure provision. NA plots merely confirm agricultural land conversion but carry no guarantee of NMRDA sanction, planned infrastructure, or bank loan eligibility.

Question 4

What is a Release Letter (RL) and why is it mandatory before buying a plot in Nagpur?

Accepted Answer

An RL confirms the specific plot has been released from the developer's mortgage to NMRDA after layout development works are complete. Without a valid RL, plot registration is legally invalid, regardless of NMRDA layout sanction status.

Question 5

Can I get a bank loan for a plot in NMRDA limits in Nagpur?

Accepted Answer

Yes, but only for NMRDA-sanctioned layouts with a valid RL. National and private banks provide plot loans exclusively for legally sanctioned NMRDA and NIT approved layouts. Gram Panchayat and unsanctioned NA plots in Nagpur are not eligible for bank financing.

Question 6

Is there a height restriction for buildings near MIHAN under the Nagpur Masterplan?

Accepted Answer

Yes. The Airports Authority of India imposes height restrictions in the MIHAN zone due to proximity to Nagpur International Airport. The exact permitted height varies by location based on Obstacle Limitation Surfaces and must be verified via NOCAS (nocas2.aai.aero) before submitting any construction plan. NMRDA verifies AAI clearance before sanctioning building plans.

Question 7

What documents must I verify before buying a plot in NMRDA limits in Nagpur?

Accepted Answer

Verify the 7/12 extract, NA or land conversion certificate, NMRDA layout sanction letter, and the release letter for the specific plot. Also, confirm the zone under the Nagpur Metropolitan Area Masterplan 2032 and check the RERA registration for the project.

Question 8

What is Agriculture A1 zone under the Nagpur Masterplan 2032 and can I build on it?

Accepted Answer

No. Agriculture A1 and A2 zone classifications on the NIT land use map prohibit residential construction without formal conversion and NMRDA layout sanction. Land in these zones is frequently sold by brokers at below-market prices without disclosing the construction prohibition.

Question 9

Can I see the Nagpur Masterplan along with all the survey numbers?

Accepted Answer

Yes. On the 1acre map, you can load the Nagpur Masterplan layer and the Survey Number layer together. This lets you see, at any location, both the masterplan zone and the individual survey numbers overlaid on satellite imagery — so you know exactly which zone your survey number falls in before committing.
