Question 2

What is the Vadhvan Tawa Connector Expressway and what is its current status?

Accepted Answer

NH-248S is a 32.18 km, 4-lane expandable to 8-lane NHAI greenfield expressway from Vadhvan Port to NH-48 at Tawa village. The contract has been awarded to J. Kumar–SDPL JV at Rs 23.6 billion on EPC (Engineering, Procurement, and Construction) mode, to be completed in 30 months. The MSRDC 104 km extension toward Igatpuri received cabinet approval for its alignment and land acquisition in August 2025.

Question 4

Does CRZ restrict construction on land near the Vadhvan port site?

Accepted Answer

Yes. In CRZ-III B rural areas, a 200 metre No Development Zone applies from the High Tide Line. Plots within this zone cannot be built on. Verify using NCSCM official CZMP maps before purchase.

Question 5

Which villages are under active land acquisition for the Vadhvan port road project?

Accepted Answer

Land acquisition covers 24 villages across Palghar district, including 10 villages in Dahanu taluka and 14 in Palghar taluka, as per the gazette notification under Section 3(A) of the National Highways Act, 1956.

Question 6

Is Boisar a better bet than Dahanu for land near this expressway?

Accepted Answer

Boisar sits around 8 km from the port with bullet train and NH-48 access, and fewer CRZ-affected parcels than coastal Dahanu. It attracts buyers seeking Vadhvan port proximity without coastal zone complications.

Question 7

Can land already inside the acquisition zone still be bought?

Accepted Answer

Technically, but with severe risk. Once acquired, compensation is fixed by the Collector. You cannot negotiate above the declared award, and you lose the land. Avoid notified acquisition parcels unless your intent is to collect compensation.
